First-time
Homeownership Program . . . Homeownership is now an obtainable goal
for many more Americans!
The City of Macon, the Macon Housing Authority and
In-Fill Housing, Inc. (a non-profit developer and subsidiary of the Macon Housing Authority) have created a homeownership
program that enables many more low and moderate income families
to become first-time homebuyers.
Through this program, In-Fill Housing has built and sold nine new houses in the Second Street/Ell Street neighborhood and has either built and sold (or has under construction) 35 more new homes in the Prince Street/Nussbaum Avenue neighborhood. This area includes Prince Street, Elizabeth Street, Elkton Place, Henrietta Street and Nussbaum Avenue.
There are seven exciting floor plans you can choose
from. Several plans have fireplaces; we also have two-story models.
You owe it to yourself to drive by and look at these houses today,
then call us!
Program Eligibility Requirements
- You must
make a down payment of 1% of the sales price. In-Fill pays the remaining closing costs up to 3% of the mortgage amount.
- The minimum
total family income that is needed is approximately $15,000. If
you’re not quite there, apply anyway and let us review your
circumstances with you.

- A minimum
Beacon Score (credit score) of approximately 600 is needed. This
requirement is for both applicant and co-applicant. If your credit
isn’t perfect, apply anyway and let us review this with
you.
- You must
obtain a first mortgage loan from a lending institution such as
a bank, credit union or mortgage company for at least 60% of the
sales price. We can help with this. For many applicants, a second
mortgage loan at very low interest rates is available from the
City of Macon for up to $20,000. The second mortgage
is deferred for the first 5 years!
- Applicants
(and co-applicants) are required to complete the Homeownership
Seminars (four 2 ½ hour sessions) presented by the City
of Macon Housing Counseling Center, 682 Cherry Street, Suite 1110, Macon,
Georgia 31201, (478) 803-2373. There is a small fee for the seminars,
which covers books and other materials used in the seminars.
Attending these
seminars will give you great information on how to avoid the pitfalls
of purchasing a home. You will get the right information from respected
people in the housing industry including inspectors, realtors, lawyers,
and local bankers who handle the legal and financial portions of
purchasing a new home. . . . everything from applying for the mortgage
loan to the “closing” when the home is finally yours.
You’ll receive a certificate upon completing the seminar.
